Responsible for company P&L and all operations of a progressive third-party property management company for commercial, condominium and homeowner associations, and multi-family properties.
President and company shareholders
Lead the operations and management of all company business units and staff
Administer all client relationships and management agreements
Develop innovative solutions to solve property/client related issues, instill confidence and gain respect of clients
New business development
Ensure customer service and operational consistency with all clients
Actively support property managers and take the lead on larger, more complex property related issues
Train, mentor and manage property managers, maintenance department and support staff, and monitor performance
Recruit and hire property managers, maintenance techs, and support staff
Meet with company executive team and shareholders quarterly and as needed to review company performance and discuss operational matters
Provide monthly company financial report to company executive team and shareholders, as well as develop the annual operating budget for the company
Demonstrate broad knowledge of the industry, market and trends
Approve all company accounts payable and primary signatory for all trust account checks
Develop company policies and ensure staff compliance thereof
Manage company insurance coverage and vendor agreements
Maintain company licenses (e.g., real estate and electrical contractor)
Active involvement in professional and community organizations
Positive attitude, self-starter, strong mentoring, leadership skills and work ethic
Advanced written and verbal communication skills
Energetic and passionate real estate professional. Superior knowledge of management of multiple property types, property operations, tenant relations and retention, construction and building systems, and property management accounting and software systems
In-depth knowledge of lease agreements, association governing documents and other industry related legal documents
Ability to digest information and conduct research as necessary to make wise business decisions
Proficient computer skills, including Microsoft Word, Excel and Outlook, and Yardi
Active NC Real Estate Brokers License (if currently out of state, obtain NC license)
Strong finance and business acumen (MBA preferable, but not required)
EDUCATION & EXPERIENCE
Undergraduate degree, 10+ years of property management experience (multiple property types preferred) at the managerial level, holds either a CPM, CFM or RPA designation.
